What Leeds and Bradford homes cost, by property type

Both sets of figures are HM Land Registry UK House Price Index averages for the local authority areas for July 2026, the latest month published when checked. Leeds prices rose 3.8% over the year and Bradford 2.5%, with flats flat in Leeds (0.4%) and falling in Bradford (down 1.2%). The gap between the two cities is about £65,000 on the all-property average and about £53,000 on terraces, which is why the same deposit percentage buys a very different house twelve miles apart.

Stamp duty barely features. Under gov.uk's first-time buyer relief there is no SDLT up to £300,000, so a first-time buyer pays nothing on any average in this table except the detached houses (£7,725 in Leeds, £1,370 in Bradford). A home mover pays the standard bands (0% to £125,000, 2% to £250,000, 5% to £925,000): £2,454 on the Leeds average, £1,155 on the Bradford average, £571 on a Bradford terrace and nothing on a Bradford flat at £108,466. Each provider's minimum finance and minimum property value

These floors come from each provider's own criteria document and they, not the rental rate, decide whether a cheap West Yorkshire purchase is possible at all. Gatehouse's minimum finance is £75,000 on every product, with a minimum property value that depends on the finance-to-value band: £79,000 at 95% (purchase only), £84,000 at 90%, £94,000 at 80% and £115,000 at 65%. StrideUp's floors are a £75,000 property and £50,000 of finance. Offa's are an £80,000 property and £60,000 of finance. Pfida's OwnTogether needs a property between £100,000 and £500,000 and finance between £50,000 and £400,000.

Run the floors against Bradford. A £90,000 terrace bought with a 20% deposit needs £72,000 of finance, below Gatehouse's £75,000 minimum, and the £90,000 price is also below its £94,000 property floor at 80%. The same house with a 10% deposit needs £81,000, which clears the finance floor, but the price is still below the £84,000 property floor at 90%. StrideUp and Offa both finance it: £81,000 is above their £50,000 and £60,000 minimums and £90,000 is above their £75,000 and £80,000 property floors. Pfida declines it on the £100,000 property minimum. Buyers at the bottom of the Bradford market should therefore start with StrideUp and Offa rather than the bank.

Deposits at 5%, 10% and 20% in both cities

The table applies the July 2026 averages to the three deposit levels the providers accept. Offa takes 5%, Gatehouse finances up to 95% for a main residence purchase, StrideUp's standard minimum is 10%, and Pfida recommends 20%. Finance amounts are in brackets, rounded to the pound, so you can check them against the floors above.

Every finance amount in this table clears every provider's finance floor, which shows the problem is concentrated below the averages: in the £60,000 to £110,000 band where much of Bradford's inner-city terraced and back-to-back stock sits. Note also the Bradford flat at 20% down: £86,773 of finance on a £108,466 property passes Gatehouse's £75,000 finance minimum but the property must also clear the £94,000 value floor at 80%, which it does. A gifted deposit changes the arithmetic; StrideUp accepts 100% gifted deposits with a declaration, Gatehouse allows builder incentives up to 5% but requires 5% of the buyer's own money above 80% finance-to-value, and the gifted deposits and Family Assist guide covers Offa's Family Assist, which lets relatives join the plan to boost affordability without taking ownership.

Back-to-backs, non-standard construction and flats above shops

Bradford and parts of Leeds retain a large stock of back-to-back houses, alongside pre-1919 stone terraces, some non-traditional post-war construction, and flats above commercial premises on main roads such as Leeds Road and Manningham Lane. None of the four criteria documents we read names back-to-backs as a category, so treat them as a valuation question: the provider's valuer decides whether the house is acceptable security. The published exclusions that do apply are listed below.

  • Gatehouse declines properties built with concrete Large Panel Systems, timber-framed houses without a masonry outer skin or built before 1960, houses with flat roofs other than new builds, Grade 1 listed buildings, and properties with a lifespan under 25 years at the end of the term.
  • Gatehouse refers flats above commercial premises to the bank for a decision, declines flats under 30 square metres and ex-local-authority flats in blocks over four storeys outside Greater London, and requires at least 70 years left on a lease at completion.
  • StrideUp does not accept freehold flats, homes with serious structural issues or large high-rise ex-local-authority blocks, and requires at least 40 years left on a lease at the end of the plan term.
  • Offa accepts houses, flats and new builds, declines Grade 1 listed property, caps new build at 80% finance-to-value, and may require specialist reports where its valuer asks for them.
  • Pfida does not generally support auction properties, leasehold or share-of-freehold property, flats or high-rise buildings, non-standard construction, properties needing structural work, or homes under 5 or over 80 years old, which excludes most Victorian and Edwardian terraces.
  • All four will decline a property the valuer cannot value for finance purposes, so on a back-to-back or a stone terrace with a cellar conversion, ask the broker to pre-check with the valuer panel before paying the valuation fee.

The Pfida age rule deserves emphasis. Much of Bradford's and inner Leeds's housing predates 1946, and Pfida's exclusion of homes more than 80 years old removes it from the typical first-time buyer purchase in Manningham, Great Horton, Harehills or Armley. Pfida is realistic for a 1960s to 2010s semi in outer Bradford, Pudsey or Morley, bought with 20% down by a household earning at least £25,000, after the 18-month wait its help centre describes for a 20% deposit.

One worked monthly payment at the Bradford average price

Take the Bradford all-property average of £182,766 with a 10% deposit of £18,277, leaving £164,489 of finance. On Gatehouse Bank's 90% five-year fixed at 6.46%, a standard amortising calculation over 25 years gives a monthly payment of about £1,107; over 30 years it is about £1,035. With a 5% deposit of £9,138 and £173,628 of finance on Gatehouse's 95% five-year fixed at 6.76%, the 25-year payment is about £1,201. On Offa's 95% five-year fixed at 7.55%, the same £173,628 gives about £1,289 a month, or about £1,277 on its 95% two-year fixed at 7.45%. When any fixed period ends, Gatehouse reverts to its Standard Variable Rate of 7.25%, which on the 10% deposit example would be about £1,189 a month.

These are illustrations using the published rental rates and ordinary annuity arithmetic; each provider's own figure splits the payment into rent and acquisition and may differ slightly, and none of them includes the fees. Gatehouse charges £149 on application and a £999 product fee on its 90% and 95% products; Offa charges £149 on application, £30 for the funds transfer and £999 on its 90% and 95% products; StrideUp's tariff lists a £1,249 product fee and a £385 plus VAT valuation. On a Bradford terrace at £153,556 with 10% down (£138,200 of finance), the Gatehouse 90% five-year fixed works out at about £930 a month over 25 years. How much income the West Yorkshire buyer needs

Gatehouse's criteria sheets publish income multiples by finance-to-value band. Above 90% it applies 4.49 times income for applicants earning £20,000 or more; between 80.01% and 90% it applies 5.50 times for incomes of £75,000 or more, 5.00 times for £50,000 to £74,999 and 4.49 times for £35,000 to £49,999; up to 80% the multiples rise to 6.00, 5.50, 5.00 and 4.49 times by income band. On the Bradford worked example, £164,489 of finance at 90% needs about £36,600 of household income at 4.49 times, which is within reach of two modest incomes. Offa's seven-times multiple on the 5% example would in principle require only about £24,800, though its affordability model, assessed at pay rate plus 1% on a two-year fix, will be the real constraint.

StrideUp does not publish a multiple but accepts PAYE, second jobs at 100% where both roles have been held six months, self-employment from one year and certain benefits, and lets up to four applicants combine incomes. Verdict for Leeds and Bradford buyers

If you are buying in Leeds at or above the £216,085 first-time buyer average, you have the full set of choices, and Gatehouse's 90% five-year fixed at 6.46% is the cheapest published rate at a 10% deposit; with 5%, compare its 95% products against Offa's and let affordability decide. If you are buying in Bradford below about £110,000, start with StrideUp and Offa, because Gatehouse's £75,000 finance minimum and £84,000 to £94,000 property floors will catch you, and ask for a pre-valuation view on any back-to-back or stone terrace before paying fees. If you have 20% and a post-war house in mind and can wait around 18 months, Pfida's no-debt model is open to you; if the house was built before 1946, it is not.

Whatever the price, a first-time buyer pays no stamp duty anywhere in either city below £300,000, so put the money into the deposit; moving from 5% to 10% on the Bradford average drops the Gatehouse rate from 6.76% to 6.46% and cuts the payment by about £94 a month.
